Listing lifecycle automation
Your agents listed it.
Now someone has to market it.
That someone is Xara.
For the first time, you know every listing is getting marketed across channels until it’s sold. Xara detects MLS events, builds campaigns, and delivers them to your agent. Automatically.

Six promotion windows
Six chances to close faster. Most listings miss every one.
Every status change reaches a different buyer. The agent who gets there first, with the right materials ready, is the one who gets the offer.

Coming Soon
Get to buyers before the competition
Buyers who see the home before it hits the open market come in with less competition to beat. That first group is often the most motivated.

Just Listed
The first few days are the highest-attention window
Full coverage across every channel in the first days reaches buyers who are actively searching, before interest moves to the next listing.

An unpromoted open house is an empty one
Promotion across social media posts, email, and neighborhood mail fills the room. More people in the home means more offers on the table.

A price drop is news. Make it news.
Price Reduction
Buyers who wanted the home but could not justify the price are a new audience. They need to hear the number changed.

Every closing opens a door in the neighborhood
Just Sold
The people watching that sale are thinking about their own. A Just Sold campaign puts the right agent's name in front of them at exactly the right moment.

The Execution Gap
Every day without promotion is a day without offers.
Every tool your brokerage is already paying for waits for an agent to open it. When a listing enters the MLS and the agent is at a showing, nothing goes out.
Without a system
- A new listing enters the MLS.
Nothing goes out. - The price drops.
No one hears about it. - An open house is scheduled.
One post, maybe. - The listing goes under contract.
The agent moves on. - The home sells.
The closing happens.
Silence.
- A new listing enters the MLS.

- A new listing enters the MLS. Social posts, flyers, postcards, and email announcements are in the agent's inbox the same day.
- The price drops. A new campaign goes out automatically. Buyers who passed at the old price see the new one.
- An open house is scheduled. A campaign across every channel is delivered automatically.
- The listing goes under contract. A campaign goes out. The result is visible to everyone watching.
- The home sells. A Just Sold campaign goes to the neighborhood and the agent's database.
How it works
From status change to published campaign. No one has to start it.
No one at your brokerage has to request it, and no agent has to start it. The status change triggers everything.

Campaign delivered to agents
Agent publishes, system tracks results
What your brokerage gets
Every listing marketed. Every agent covered.
Marketing headcount stays flat.
Every listing gets promoted
Every listing your brokerage holds gets a full campaign the day it enters the MLS or changes status, whether the agent is available or not.
Marketing headcount stays flat as you grow
Every agent you add means more requests, more staff hours. With Xara, adding 20 agents does not add 20 more inboxes to service. LAER Realty Partners runs 650 agents on the same marketing team they had before.
Brokerage brand on every piece
Branding is set once in the admin panel and applied to every campaign across every agent. Logos, colors, fonts, and approved templates are controlled centrally. Agents cannot go off-brand.

$151,175 Net value created
3,600%+ ROI
8,671 documents generated over 28 months at $0.48 each
Medway's marketing staff couldn't keep up with 100+ agents. 8,671 touchpoints were created for their listings in a period of 28 months, that would not have been possible without automation. Each one is a piece of branded marketing in front of buyers and sellers across Sarasota, online and offline, that the brokerage otherwise would not have had.

Saves 80 marketing hours monthly - Equips 60 agents with custom content daily
"Before it was time intensive, and they'd sometimes do it, but marketing listings would get pushed away to the side. Now our agents get materials out the door without waiting for admins."
Every listing. Every agent. No requests, no reminders.

Questions
Listing lifecycle automation: common questions
How does Xara connect to our MLS?
Xara integrates directly with major MLS providers across the United States. Once the brokerage connection is set up, Xara monitors listing activity continuously. Every new listing and every status change across every agent in the brokerage is detected automatically. For brokerages that want to start before the full MLS connection is live, agents can also paste a property URL and Xara generates the campaign from the available listing data. This covers commercial listings and off-market properties as well.
What status changes trigger a new campaign?
Every status change triggers a new campaign specific to that stage. Coming Soon, Just Listed, Open House, Price Reduction, Under Contract, and Just Sold are all detected and each generates different outputs because each stage has different marketing goals. A price reduction generates a re-engagement announcement campaign the same day the status changes. A just sold generates a neighborhood prospecting campaign while the sale is still fresh. The brokerage does not have to configure anything per listing.
How does brokerage branding work across all agents?
Brokerage branding is configured once in the admin panel and applied to every campaign automatically across every agent. Logos, colors, fonts, and approved templates are controlled centrally. Agents can personalize within the guardrails the brokerage sets, but brand-critical elements cannot be changed. When the brokerage updates its brand guidelines, all templates update automatically across the entire brokerage. No agent has to do anything. No old logo ends up on a just sold postcard.
What does the agent actually have to do?
The agent receives an email when a campaign is ready. They select which channels they want to publish to and click publish. No downloads, no app switching, no caption writing, no template editing. The campaign is fully ready from the moment it arrives. If an agent wants to make changes before publishing, they can, but nothing depends on it.
How does pricing work for a brokerage?
Brokerage plans start at $129 per month, which includes 5 agents. Each additional agent is $20 per month. For brokerages with 100 or more agents, volume discounts are available. Book a demo to get a quote for your team size.
How quickly can we get started?
The demo call covers your brokerage size, MLS connection, and branding setup. Most brokerages are connected and running campaigns within a few days of signing. There is no long implementation timeline. Agents need no training. The system delivers to them. They publish when they are ready.
